Gas Appliance Certification (CP12 Landlord Certificate)
Under the Gas Safety (Installation and Use) Regulations 1998, all installation and remedial work carried out on a gas installation has to be done so by a competent person. There is also a requirement for landlords to have the installation and all relative appliances checked at least once every 12 months or after any remedial works or issue of a new lease has taken place.
Electrical Installation Condition Report (EICR)
This is a full electrical inspection, test & certification.
It should be carried out at least once every 10 years (depending on the age of the property as older properties will require less frequent testing) on domestic properties or at the request of a mortgage or insurance company.
For rented properties, a new certificate should be issued every time there is a change in tenants or the issuing of a new lease, at the request of an insurance or mortgage company or at an interval of no greater than 12 months.
Combined Electrical & Gas Appliance Certification (Landlord Package)
